TIMBERSET assembles cross-laminated timber modules in a dry hall on Sawmill Road, trucks them out to your land and sets them down in one working day. Watch a 75 m² house go up piece by piece, then take the crane yourself.
Every TIMBERSET home is built from the same 3.4 × 7.4 m module. One module is a studio, two make a family home, three give you a separate bedroom wing. Prices below are for the Shell level, ex-works Thornbeck.
One box: living room with a kitchen line, shower room, storage wall. Used as a studio, a garden office or a first phase that a second module bolts onto later.

Oiled larch boards on the same screw piles as the house, with a cantilevered roof over the door so the entrance stays dry. Ordered with the house or added later.
Galvanised piles driven to refusal, levelled to ±3 mm across the whole grid, with steel head plates ready for the modules. Soil test and level survey included.
Low-loader transport, a 40-tonne mobile crane, banksman and the crew that bolts the modules together and seals the joints before the crane leaves.
A three-module home on piles, delivered, craned and weathertight, comes to $143,100 at Shell level. Specification levels below are added on top. Prices hold for 60 days from the written quote.
Timber does the spanning; steel does the joining. Every TIMBERSET module hangs on four plate parts, laser-cut from 8 mm sheet, folded, shot-blasted and hot-dip galvanised. Turn one over and look at it.

Each level is complete in itself. Shell is legally weathertight and can be left over a winter. Comfort adds everything behind the lining. Turnkey means you unlock the door and put the kettle on.

Before we cut a single panel we run your plot through a full day: where the sun clears the trees, when the glazed gable stops helping and starts overheating, and how long the terrace keeps the light. Drag the slider to move the sun.
The study is free and takes two days once we have your plot boundary. It is the one thing we will not let a client skip: a module turned 30 degrees on the piles costs nothing today and changes the heating bill for thirty years.

CLT walls, floors and roof panels are machined to the millimetre, with every socket box and pipe route already routed out.
Boxes are stood up in the hall, insulated, clad, glazed and fitted out to your specification level. You are welcome to walk through them.
Screw piles driven and levelled, drainage and service ducts brought up inside the footprint while the modules are still in the factory.
Modules arrive at first light, the crane sets them, the crew bolts the steel nodes and seals the joints. The house is weathertight before the crane leaves.
Water, power and heating connected, airtightness retested on site, snags closed, keys and the as-built file handed over.
Written into the contract, not a leaflet. Transferable once if you sell the house, at no charge.

TIMBERSET started in 2017 with two joiners, a second-hand CNC bench and a leaking roof on Sawmill Road. The roof is fixed, the bench has been replaced twice, and the shed is still the reason our houses are dry: timber that never sees rain does not move, and a module that does not move stays airtight for decades.
We build to order, one house at a time, and we do not subcontract the lift. The four people who assembled your modules are the four people standing on your plot when the crane arrives. If something is wrong at handover, there is nobody else to ask.

We watched three lorries turn into our field at seven in the morning and had a locked front door by half past four. I had braced myself for a year of mud and there was none of it. The only mess was the pile rig, and that was gone in two days.
I ordered the Shell level because that was the money I had, and lined it out myself over two winters. Nothing had shifted when I came back to it — the doors still shut the way they did on day one. That is the part I did not expect.
The orientation study talked us out of the layout we arrived with. They turned the house thirty degrees and moved the terrace to the other side. Our heating ran to about a third of what the old cottage cost us.
There is almost always a house standing in the hall. Come and knock on a wall, open a window, look at a joint with the cladding off. Bring your plot drawings if you have them.
